How it works

Selling your house without a realtor, step by step

HouseUp gives your home a listing and connects you with buyers. You run the sale; you bring in a lawyer to close. Here's the whole process.

  1. 01

Prepare your home and price it

Tidy, photograph, and research comparable sales in your area to set a realistic asking price. Our resources walk you through pricing and photography for a private sale.

  2. 02

    Create your HouseUp listing

Add your photos, price, and property details through a guided flow made for owners. Your home gets its own fast, search-friendly page.

  3. 03

    Reach buyers across Canada

Your listing appears in HouseUp's browse and search. Buyers find it directly, and can find it through search engines too.

  4. 04

    Handle inquiries and showings

Interested buyers contact you through HouseUp. You answer questions, arrange showings, and negotiate on your own schedule.

  5. 05

    Accept an offer

Review offers, conditions, and dates. Counter, accept, or decline, you're in control of the decision.

  6. 06

Close with a lawyer or notary

A real-estate lawyer or notary handles the paperwork, title transfer, and closing funds, the same as they would in any sale.

What HouseUp is, and isn't

HouseUp is a listing platform for private sellers, not a licensed real-estate brokerage. We don't list homes on MLS® or REALTOR.ca; that access is controlled by licensed brokerages. You bring in your own lawyer or notary to complete the sale.

Questions people ask

How do I sell my house without a realtor on HouseUp?
Create a listing in a guided flow (photos, details, your asking price), submit it for a quick review, and it goes live. Buyers message you and request showings on HouseUp; you negotiate directly and bring in a real-estate lawyer or notary to close.
How do buyers contact me?
Through HouseUp messaging. Buyers see your name and your listing, never your email address or street address until you choose to share them. Every message is also sent to you by email.
Who handles the paperwork and closing?
A licensed real-estate lawyer or notary, as in any sale. HouseUp Certified professionals include lawyers you can contact directly from the site.
Will my home appear on MLS® or REALTOR.ca?
No. Those systems are controlled by licensed brokerages. Your HouseUp listing gets its own search-friendly page that buyers and search engines can find.
Can I list a home outside Canada?
Yes. Canada and the US are HouseUp's home markets, and homes elsewhere appear in the international section priced in local currency.
