Typical costs in a private sale
Actual amounts vary by province, property, and the professionals you choose. Common costs include:
Real-estate lawyer or notary
Handles paperwork, title transfer, and closing. Usually required.
Listing photos
Professional photography is optional but helps your home sell.
Your HouseUp listing
Free for the first 280 homes, no commission on the sale.
Optional marketing
The HouseUp signage package, a promotion above, extra advertising, or a home inspection you choose to provide.
Mortgage discharge / prepayment
If you have a mortgage, your lender may charge fees on closing.
The one big cost a private sale avoids is the listing agent's commission, which is negotiable and varies, and is often the largest single cost of selling with an agent.

Questions people ask
- How much does it cost to list a home on HouseUp?
- The first 280 homes list free. HouseUp never charges a commission on your sale. If a flat listing fee is introduced later, it is shown on this page and in the listing flow before you publish.
- Does HouseUp take a commission when my home sells?
- No. HouseUp is a listing marketplace, not a brokerage. You keep the full sale price less your own closing costs (lawyer or notary, mortgage discharge, adjustments).
- Is anything required beyond the listing?
- No. Promotions, the signage package and Homeowner Plus are optional extras for sellers who want more visibility or list more than once a year. Buyers never pay anything.
- What costs do I still pay in a private sale?
- A real-estate lawyer or notary to close (typically a flat fee), any mortgage discharge or prepayment charges from your lender, and optional costs such as a home inspection, staging or professional photos. The listing agent's commission, usually the largest cost, is the one a private sale avoids.
- Is the buyer's agent commission still payable?
- Only if you agree to it. Some buyers work with an agent and ask the seller to cover that agent's fee; it is negotiable and you can decline or offer a smaller amount.
- What do HouseUp Certified professionals pay?
- A membership of $88/month or $880/year, plus optional promotion in the community feed and at the top of a category page in one city. Quote requests from buyers and sellers are included.
