Base Inspection Rates Apartment Condos / Small Units: $350 – $400 + GST Townhomes / Duplexes: $450 + GST Single-Family Detached Homes: $550 + GST (varies by square footage & complex features) Key Included Features Every standard inspection includes: Thermal Imaging Scan: Infrared thermal inspection to detect hidden moisture intrusion, active plumbing leaks, missing insulation, and electrical hotspots. Drone Roof Assessment: Visual roof and chimney inspection using specialized aerial drone equipment (weather permitting). Same-Day Spectora Digital Report: Comprehensive digital reporting with visual photos, prioritized defect lists, and summary points delivered shortly after completion. Standalone & Add-On Services Sewer Scope Inspections: Camera evaluations of the main sewer line to inspect for root intrusion, cracked piping, or blockages. Pre-Sale & Pre-Possession Inspections: Customized assessments for home sellers looking to list or buyers taking final possession. 11-Month / Pre-Warranty Inspections: Builder warranty evaluations prior to the 1-year home warranty expiration. (Note: Final pricing depends on property square footage, age, location outside standard service zones, or complex configurations such as secondary suites.)
